Welcome and thank you for visiting A-1 Realty.com's web page. I am an Accredited Buyer's Representative--accredited by the Real Estate Buyers Agency Council (REBAC), a branch of the National Association of Realtors (NAR). I offer much needed services to homebuyers as well as sellers in Curry County, Oregon on the beautiful southwest Oregon coast.

I have a solid work ethic. I put as much effort and energy as it takes to get the job done and done right. I don't believe in mediocre or doing things halfway. I keep in regular contact with my clients and keep them informed every step of the process.

If I am working for the buyer, I put the buyer first. However, home sellers may also benefit from some of the services I have available.

I am the only realtor in Curry County to offer a free computer disk which explains both the home buying and selling processes.

Sellers will want to know that I will list their house at the old fashioned rate of only 4%.

As a seller you will want maximum exposure to the prospective homebuyers out there. Even though I am a small office, I can provide sellers access to the Multiple Listing Service (MLS) in Curry County. I can also produce Information Sheets describing your property in detail and place them in an information box in front of your home for passersby to pick up. If you would like, I can host "open houses" that will enable prospective buyers to visit your home during their search for that special property. I will also make appointments for prospective home buyers to tour your home at a mutually convenient time. I will make sure buyers are prequalified to avoid bringing people into your home who cannot afford to actually purchase your property.

What can you, the home seller, do to make your property more sellable? In today's real estate market some homes sell faster while others seem to languish on the market for months and months. Here are several factors that explain why some homes are selling, even in a slow market!

1. Homes that are in the best condition usually sell quickly. The reason is simple: most buyers want a "turn key" property. The moral is: get your home in tip-top condition before putting it on the market. Make sure all a buyer needs to do to move in, is simply turn the key!

2. Homes that are priced realistically sell quicker. If your home is priced above its market value, both real estate agents and prospective buyers know it. Don't hope some unaware buyer from out of town will overpay for your home. It just doesn't happen.

3. Homes with easy financing sell quickest. If you can help finance the sale by carrying back a first or second mortgage, you will make your home much more attractive to buyers. Your goal should be to get buyers to choose your home over the dozens of other available homes on the market.

4. Homes listed with successful real estate agents sell quickly. Even the best real estate agents can have difficulty selling homes today, so list your home with an agent who is committed to selling your home, to working with you and promoting your property.

For homebuyers, I can obtain information and listings from other realty companies throughout the county--including For Sale By Owner(FSBO)properties.

I am diligent, hard working, competent, and committed to serving my clients 24/7. I am available at your convenience and can be contacted using any of the means listed on this web page at any time!
In this first paragraph, I should introduce myself, my business, my club, or my reason for building a Web site. I can use the subheadings below to give detailed introductions, or I can just summarize the introduction here. I could also give visitors tips for navigating my site—what’s located under each button, for example.

Listing Site Updates
Under one of these subheadings, it’s a good idea to list recent updates to my site so that visitors, especially return visitors, can check out the new stuff first. For example, I could list the date and a brief description of the update:

7/16/00   Added pictures of my vacation to the Photo page.
6/25/00   Updated the team schedule for the fall 200 season.
5/30/00   Added information about a new product my business offers.

I could also list updated news about my site’s topic. For example, if my site were about a particular sport, I’d could discuss the outcome of a recent competition.

Notifying Visitors of Site Enhancements
Another idea for my home page’s text is notifying visitors about the enhancements I put on my site. For example, I want visitors to sign my guestbook or fill out my survey Form E-mailer to answer questions about my site, my business, or my site’s topic.

Getting Rich Quick—From My Site!
I might not want a large amount of text on my home page if I want to guide visitors toward my other pages. Instead of text, I can add others’ buttons to this first page, and I’ll be rewarded for people who click on the buttons. For example, if a visitor signs up for a Visa using the NextCard button on my site, I earn at least !
